  1. Your warranty booklet says how long each kind of item is covered and when your list is due. Note the last day.

  2. Go through every room with a notepad: doors, windows, floors, walls, cabinets, faucets and drains.

  3. Open and close every door and window, run every faucet, flush every toilet and try every switch.

  4. Take one wide and one close photo of each crack, gap, stain or leak.

  5. Look at the siding, the walks and the ground's slope, and where the water goes when it rains.

  6. Number each item with its room and its photos, and keep a copy.

  7. Send the list to the builder the way the booklet says, before the deadline, and ask for a written reply.

  8. Water coming in, or a crack that's wide or growing: tell the builder right away, not on the list, and ask Handyman for help.
